An ensuite punishes guesswork. Door swings, basin projection, WC pan depth and shower opening all compete for the same few hundred millimetres, and a fitting that is fifty millimetres too deep turns a workable room into one you edge around. We set the room out fully before a single item is specified, so the layout is proved on paper rather than discovered on site. In older London properties there is the added question of getting waste back to the stack when the ensuite sits nowhere near it.
What is included

- Full setting out and layout proving before ordering
- Wall-hung sanitaryware to free floor area
- Concealed cisterns and framed carcassing
- Sliding or pivot doors where swing space is tight
- Macerator or pumped waste where gravity will not serve
- Tanked enclosure and correctly zoned electrics
- Mirror, lighting and shaver supply planned together
- Extract ducted to outside air, not into a void

Can I put an ensuite anywhere?
Almost anywhere, but the cost is driven by how far you are from the soil stack and whether waste can run under gravity. If it cannot, a pumped or macerating system is needed, which has implications for noise and for what can be flushed.
Do I need building regulations approval?
New bathrooms generally involve notifiable electrical work and may involve drainage, ventilation and structural changes. We tell you at survey exactly what is notifiable and handle the notification.
How small is too small?
We have built usable shower rooms in under two square metres. Below that you are usually better with a cloakroom. We will tell you honestly at survey rather than take the job and hand you a room you dislike.
