A loft bathroom is a plumbing and coordination job as much as a bathroom. Everything has to be brought to a floor that was never designed to have it.

What it involves

New services, three floors up.

Loft bathrooms sit at the end of the longest service runs in the house. Waste often cannot fall under gravity to the existing stack, mains pressure may not carry to the top floor, and the floor structure was designed for storage rather than a filled bath and a tiled floor. Add restricted head height under a rafter line and you have a job where the coordination matters more than the finish. It is also the job where poor waterproofing does the most damage, because everything below it is habitable.

Will the floor take it?

That is the first thing we check. A filled bath, tiling and a screed add significant load. Where joists need strengthening we say so before anything else is discussed.

What if there is not enough water pressure?

Common on third floors, especially with a combi. Options range from a pump to changing the system entirely. We assess it at survey rather than discovering it at second fix.

Can it connect to the existing soil stack?

Usually yes, though the run may be long and the gradient tight. Where gravity will not serve we use a pumped system, and we will explain the trade-offs before you commit.
